April Westchester Real Estate
If I were not seeing it with my own eyes I would not believe it. But after witnessing bidding wars on 2 of my own listings, one in Ossining and another in West Harrison, I have to say that the Spring real estate market in Westchester is stronger than I expected. It might be the pent up demand after 4 years of malaise, low rates, the simple societal adjustment to the new normal, or all of the above. But April’s numbers did show an undeniable improvement in a variety of ways. In total, for April, 2012, there were 283 single family homes sales closed in Westchester at a median price of $550,000. In the same period of 2011, there were 249 closings at a median of $535,000. Read More + -
Local Market Value
Spring comes but once a year. Once it is gone, wave goodbye. Even in a buyer’s market, a well priced home will get healthy demand and avoid being an October straggler where the buyer exerts leverage because they know they have no competition. Read More + -
Spring 2012 Real Estate
The cyclical nature of the real estate market has always seen a peak in activity in the spring months. We are busy. This is causing a misconception that the market is “turning around” or that we are finally witnessing a recovery. I see many colleagues and sellers alike announcing that the market is back or similar sentiments. Read More +

A new IBM study of the media and entertainment market, reveals that as consumers adopt an increasing number of digital devices, four distinct new "digital personalities" are emerging. This shift is compelling companies to adopt more innovative business models that deliver personalized experiences.

With smartphone users expected to make up over half of US mobile users by next year, content consumption on mobile devices is also on the rise, including video viewing and social networking.
eMarketer estimates that by 2016, more than 110 million Americans or one-third of the total US population will watch video content on a mobile phone at least once per month. This year, just under 20% of the population, or 25.2% of US mobile phone users, are expected to watch mobile video monthly.
April 2012 - A new study shows that in an average week, 74 percent of all Internet users rely on local newspaper media – digital as well as print – as key sources of news and information, and are engaging with their local newspaper across multiple platforms.
Tablets are displacing PCs and single-purpose devices, acting as a major disruptor in the digital home, according to a new Forrester report. In fact, 35% of US tablet owners use their laptops less frequently since getting a tablet, and 45% have no plans to buy an eReader now that they own a tablet. This is based on a Forrester survey of more than 5,000 US adults. But, while tablets are displacing these devices, the relationship with one home device, the TV, is much more nuanced. While 88% of tablet owners use their tablets in the living room, only 12% say they use their TV less frequently since getting a tablet. That's because tablet and TV use is largely complementary: 85% of tablet owners use their tablets while watching TV, and 18% actually connect their tablet to their TV using an HDMI or VGA connector.
